In 1971 Royal Homes was founded and revolutionized the local building industry by blending traditional craftsmanship with modern technology to produce high quality custom homes that were built better and faster than outdoor-built homes. Right from the beginning, a strong foundation was set for the company by always focusing on how best to serve our customers and today Royal Homes has grown into one of Ontario’s leading providers of quality custom homes. Royal Homes has a 110,000 ft2 manufacturing facility located in Wingham Ontario and remains a privately owned Ontario company that is cooperatively managed by its’ talented team of owner-managers. Royal Homes has a network of company-owned design centres & independent builders in Ontario with each centre having at least one professionally decorated & finished model home to view.

Exterior walls – 2″x6″ kiln dried studs at 16″centres.
Interior walls – 2″x4″ kiln dried studs at 16″ centres.
1/2″ plywood sheathing on roof.
Premium roof shingles with limited lifetime warranty.
Wood exterior wall sheathing.
Drywalled interior screwed (not nailed) & completely finished.
Smooth or California ceilings throughout.
Roof trusses/rafters engineered to meet snow loads in your region.

Solid lumber in first floor systems.
Choice of carpet in living room and bedrooms.
Superior high density pad under carpet.

We use Open Web Joists on all our 2nd floor systems.

ENERGY SEALING AND HEATING

Complete exterior house wrap
Unique airlock covering for electrical outlets and light fixture boxes
Closed cell sill plate gasket between home and foundation
Window frames foam sealed in place
Seals on all exterior doors
Heat Recovery Ventilator (HRV) including ductwork and timers in bathrooms and kitchen
Full ductwork and gas or propane furnace
Optional upgrades include a heat pump or air conditioner, forced air oil, electric or ground source heating system

FOUNDATION

Foundation excavation.
4″ (min.) drainage stone under floor.
4″ perimeter drainage tile covered with 6″ of crushed stone.
Perimeter walls are poured concrete.
Foundation walls are damp proofed & drainage membrane is installed.
Foundation backfilled to rough grade with subsoil from excavation.
3″ (minimum) thick poured concrete floor.
Supply and installation of a sump well and lid.
Thermal sealed sliding Low E windows with screens.
Sill plate and gasket supplied and installed.
Control joints are placed in basement floor and walls.
R20 basement insulation with 2″x4″ wood studs at 24″ centres.
Optional full basement finishing.

WHAT PEOPLE SAY

We had the pleasure of working with Tanya and Mike Boisvert in Minden where every question was answered with advice based on in depth knowledge. While choosing everything from design to cupboard door pulls is exciting it is also challenging. Tanya made the process efficient and fun as we teamed up pieces of wall in the colour we had chosen with samples of countertops, back splashes, trim, cupboards, flooring and fire place rocks. Visiting Tanya and Mike was like coming home and at the same time they were professional.

Royal, as our friends promised, stood behind its products and building methods. This is the second year we have lived at the cottage and throughout this time service people have visited to make adjustments. The Site Construction Supervisor Dale Farrish has visited often, as recently as last week bearing a new fan for the porch. He said that material used in the fan’s construction had not been satisfactory and removed the fan and installed a different one. We had not noticed the problem.

Now we have experienced Royal quality and care and can recommend it to others as it was recommended to us.
